What do you mean by rental house, one you live in and mowing entitles you to a reduction in rent, or to service the property for a landlord?

No, you don't live there. You service the property for either a landlord or a someone that lives there.

One caveat is to make sure the landlord/super is really who he says he is and has authority to enter into a contract with you. It won't take but a few minutes to look up the owner info in the tax office at the town/city/hall or county seat. Its all public records. Any doubts about the identity of the landlord is good reason to not take on the business. You don't want some disgruntled tenant pretending to be the landlord/super and using your services to stick it to the owner. Highly unlikely you would ever be paid.

If the place looks like downtown East Beruit, and its been under the same ownership for quite a while, obviously there is an issue with rental income going back into the property to address maintenance. Run the other way. Contract or no, you can expect a high risk of non-payment(s) for services provided.

Additionally, you have to wonder about the tenants that would live under such conditions. You don't need to worry about your gear being stolen or harm to you or your employees. Does the term "crackhouse" ring a bell?

If its a new owner that is determined to make a difference, be sure to use a contract if you decide to take on the property. Don't be bashfull about asking for a deposit worth at least a month's worth of work. Shows you are savy and they are putting their money where their mouth is.

Introduce yourself to the tenants and see if there are any potential issues. There might be a new baby in the house that naps at certain hours or somebody may work the graveyard shift and sleeps in the morning. Try and address their concerns.

My pops rents out homes. It is a good idea IMO to not mow for the renters, but mow for the landlord and just have them include the price into their rent. that way you dont have to worry about getting paid, wether the house is rented or not, you still get paid. Plus if you cut for the renter, and they decide to get up and leave overnight (which happens ALL the time), your screwed out of your cash.
