Hi everyone,

I was just thinking of all the possible customers that I can still get before the spring season finally sets in. ( the weather is still snowy and cold here) I've already got numerous flyers to houses and also posted all around town. I'm also thinking about a small newspaper ad.

ANYWAYS, LOL i was thinking about Real Estate customers. Last year i had it in with a real estate firm in town and they lined me out with numerous jobs in many different houses. They would pay me for maintenance that would hopefully make the house more likely to sell and then charge the seller for our services. It worked out great.

I was just wondering what you guys think about this? Should i advertise for the actual owner/seller of the house and they pay for the services. I remember seeing a template or something of a flyer that said like "Do you want to sell your house faster" or whatever and it offered the seller to prepay a year or some time period for our services in hope to sell their house easy and quicker. this is one idea.

OR i can market towards the actual real estate firm. I could send letters to the firm and THEY would hire me and then charge the seller with whatever they owed us.

Tell me what you guys think. Has anyone had any experience with marketing towards home sellers and real estate firms? I would really appreciate any advice! thanks

That's how I started my business Luke

It all started when the property next door was for sale and the grass company in the city 1 hr from me called me.. not sure how they got my number but all I remember is that is I started to cut for them.

So real estate account... i don't think there's any loss there

i figured i would put in my input on this
i would say 95% of my yards i do for real estate firms
if you look on line there is a listing of all realtors and my local area gives out the e-mail address which was great i spent a sunday afternoon typing up an e-mail and sending to each realtor not just the one company send to each agent cause they each use just whomever they know its free and all it takes is a little time then you have there e-mails in your sent file do call backs if they dont respond i have had great juck with this im currently lookin for a way to contact apt. managers also i think that would be great

this is kinda funny but it worked
when i wrote the e-mail i basically role played how i would interduce my self and my services and so forth so on do it out loud act it out if the wife looks at you funny assure her you are ok lol i found if i acted it out it was easier to type it up and get eveything i wanted in it
at the end i also put in some common questions i would get asked and answer them you have to assure them that you your quality is better and your prices are worth it
alot of the realtors can care less they just wanna get the house sold they dont wanna tend to a lawn care company
i have been told by one realtor thats why im still taken care of her properties is cause if there is a problem i just take care of it e-mail her to let her know what the problem was and i bill her accordingly she never complains about the bill either i have a check in my mail box exactly three business days later she is my best customer this past christmas she had a huge fruit bsket delivered to my home and a big box that was for my oldest son (he usually goes with me,hey hes great for pickin up limbs trash etc. i had him for a reason lol)that had a cool little electric rc car in it he plays with it while im mowin
so take care of your customers and they will take care of you
