Default commercial bids.

How long do you all usually wait to hear back from a commercial job?

I called a realtor back in November about some property I wanted to buy, and we got into a conversation and then he tells me he does property management also and what's me to go bid a job. Its an at&t and bbva compass bank in one building right in front of Walmart on the main drag through the town its in. So I bid the job and emailed him the prices.

Never heard anything back... until today, and he told me I got the job but he needs a new bid, of course the prices on my end are the same but he has to submit it and can't be older than 30 days.

I also submitted a bid as well as another guy on a hoa, they called us both and we were the only two that bid. They asked for commercial references from both of us and neither of us heard back. Its been 2 weeks since they called and 5 weeks since the bids closed.

Is this behavior normal? All the commercial jobs I have I showed up and gave them a price the guy shook my hand and said sounds good and we wrote up a contract and both signed it. So I'm new to this bidding process....

I believe the hoa is waiting till the HOA meeting.... do commercial bids always take this long?

Aren't you still on college? If your buying property as a senior in college....what did the rest of us do wrong? I know I bought my first house young, but wow!

From what I've heard commercial bids always take awhile to hear any type of response, you could follow up with a phone call, but then again I'm not sure if that'd be a good thing or if you'd come across as desperate.

You can ask when they will be making a decision. Without knowing for sure, we would only be guessing.

One might be looking for prices for next year. Another could be looking for prices for an HOA meeting that takes place in Feb. etc etc..

My dad is my financial backing. He helps me out a lot and doesn't ask for much.

He is the one giving me the money to buy land and doesn't want anything in return other than for me to be successful. But the properties he mows for me he makes me pay him, it confuses the hell out of me but if you tell him you will pay him back you better do it. If you ask for him to give you something he expects nothing in return.

Well a friend of mine live in the neighborhood that I gave a bid for. They have a Facebook group that he posted on about mowing yards, for him to make some extra money. So I asked him if he had heard anything about the job on the status he put about mowing, and he said he doesn't have a clue, but tagged the president of the HOA in the conversation. And she said she's 95% sure I got it. The board has agreed but they are bringing in new board members this week but they will vote on it Saturday but she doubts highly that there will be any change. So it sounds like i got it although I wasn't the lowest bid.

And what I want to do with land is open up a business front, but also sell landscape materials like mulch and top soil moss rock and flagstone. And I want to get into mower sales. The guy I buy my equipment from does this, he is four hours from me, and he does good at it. And the people in my town I work in are driving 30+ miles to get this stuff so I figure it will do good. The guy I used to work for sold the landscapeaterials and he sold over $40,000 a month

You got a lot of great ideas. Explore it all step by step. See what works and what doesn't. Scale up your energy in what works and move on from the things that don't.

I got a call from another company, and I was in the area renewing insurance and I they said its urgent so I went ahead to the location. They tell me everything has to be complete by may 9th... so I'm thinking it can't be much....

I was wrong. 23 pallets of grass and 73 yds of mulch :0....

Why wait till the last minute. Oh and all the beds have to be weeded.

Should I charge a fee for expidited service because I'm already booked for two weeks but they want the grass done... yesterday. I can handle the work easy, could do it in two days but I dont know if I should charge them extra or higher prices for the need to have it done asap.

It's really up to you. If you need the work, price it normally. If you don't or you would like to experiment with your pricing, price it higher and see what happens.
