Default Approaching Property Management Companies

Good Morning All,

I'm new in south Louisiana and in the rat race for residential accounts. I cannot wait for the hot weather to chase out all the lowballers and fools who think they can buy a $1500 mower on time at Lowes, charge $30 a yard and make a killing.

I got registered with the state of Louisiana and got put on the vendors list for contract work and have one contract so far I plan to compete on.

I would also like to approach property management agencies in my area for work for my start-up lawn care business. Problem is, I don't know what I need to do to be effective. I want year round income (don't we all?), stable relationships with clients and to work with people who treat me like a pro.

My positives are:
1. LLC and all my licenses are filed
2. Two million dollar general liability insurance policy
3. A surety bond
4. My equipment is high end homeowner, but I have some financial flexibility to upgrade if need be.

How do I go about giving the impression that even though my business is new, I'm a reliable guy and will honor my commitments?

Sounds like you have made a lot of good decisions already by establishing yourself as a legitimate business .....

In this business, a lot of customers are very skeptical , I see it a lot around here...Low ballers talking them into something and not producing or basically not knowing what they are doing in the first place....

Respect from a customer comes from doing a good job and proving that they can count on you to deliver the goods, It takes time to earn respect and you will also find that there are some customers that you can never satisfy no matter what you do for them....Weed them out...

No doubt about it she is right. You will have to wait until nest week!

When approaching a business, trying to get them to use your business, whether it be 'cold call' or invite to bid. You have to show them UP FRONT that you are a professional. A professionally looking bid, complete with YOUR LIABILITY INSURANCE, YOUR WORKERS COMP CERTIFICATE, YOUR BUSINESS LICENSE. Of course Bevis will send a bid written on a sheet of paper with no other paperwork, and be very low. Business does not hire the lowest bid, nor the highest bid, but one in the middle that shows them they are professional

I'm running ads in the local papers. I found a state sponsored program that allows me to build a website and have it hosted free for a year. A friend of mine is building the website and will build a Facebook page for me.

Welcome to the forum, you are well are your way to being successful no doubt about that. Stay on top of advertising and you will get customers before you know it. Are you planing on having any type of uniform? What type of equipment do you have? What types of services are you going to be offering your customers?

One could argue that a happy residential customer will stick with you for long long time. Also the profit margin should be higher dealing with a happy residential customer than a property management company that is a middle man who needs to profit as well.

Some things to consider.

Thanks, GreenBlue. Yes, a logo for uniforms is in development. I have someone sketching ideas for me now. Once a design is settled on, it will go on my uniforms, business cards, Facebook page, etc. Not sure about uniform design yet, but I'm leaning to khaki button up shirts with collars, and blue or khaki shorts.

At this time, my equipment is two high-end homeowner walk-behind mowers (Toro), and Echo trimmer, and Stihl edger and blower. I have about six residential accounts, and honestly, right now I'm only offering those services, plus yard clean-up and haul off, spread mulch, etc. Anything I can do without a landscaper's license.

Steve, thanks for the wise words. Definitely worth thinking about. So far, the six or so accounts I have are giving me positive feedback on my work. My wife says "be patient, give it time." Unfortunately, I'm not a patient guy, but she's right.

Thinking about what you said yesterday and today, I asked the local rep at the Louisiana Office of Economic Development about making up some marketing literature. He told me that professional design help is available for free. All I pay for is printing and mailing.
