I might also suggest if you are emailing this document that you turn it into a PDF before you send it. That way the wording cant be easily changed by the recipient. Not to say they would, but you never know.

However I would probably start marketing to residentials by either making or having made some flyers or door hangers and start handing them out to subdivisions around where you live. I would highly recommend a website and online advertising. I have pretty good luck with adwords and my google local listing making the phone ring.

Some guys have had success with craigslist and other free online sites. I am not a fan. You can also check out servicemagic. I started with them this year and have been happy with the leads I am getting thus far... Direct mail for me has been hit or miss. Really depends on the offer and when you send it not to mention the list. Personally I am going to target new home buyers this year with some post cards and letters. Trial and error.

The bid package sounds a whole lot better then just handing them a sheet of paper i will get to work on getting something like that together as for the estimate i removed all my contact info be for i posted it on here so i wouldnt be geting any strange emails or calls i just have to say thank you for your help!!

i got a call from a diffrent motel they want me to submit a bid for there mowing and pressure washing so i will get to work on geting a package together once agin thanks for the help

I did not ask about weekly / bi-weekly i didnt think about it i wrote it up the same way i do for residential customers its been working ok for them . your right this is a learning experience i never thought this much went into getting clients well if it was easy every one would be doing it GOOD LUCK ON YOUR MEETING let me know how it gos and thanks for the reply

I was beginning to thank every one is doing it. I just looked at one of my ads that has been running for about three weeks now in one of the papers there were 7 other ads on the very same page. These as well as mine were all display ads. Anyone ever run the little line ads?

On the other hand I have and ad in another town where I am the only LCO in the whole paper.

Are you tracking your calls to see where new callers have initially heard of you from? Are you finding that you are getting enough calls to make the newspaper advertising worthwhile?

Yes, I do track calls, and no it doesn't seem worthwhile just yet. I kinda hope the others will think so as well and start pulling their ads.

SO!

New to the commercial world?

Bidding is only about 1/3 of actually GETTING a commercial account. It does take come foot work, along with phone calls, face to face meetings... blah blah blah...

Step 1:
Call and find out if the property you are after, is taking bids... (if they are, or aren't).

Step 2: (if they ARE)
Go and walk the property, look for issues the current maintenance company is fouling up (trimming, edging, mowing, ect.)

Step 3: (While still on the property)
Go into the office and PUT yourself in front of the PROPERTY MANAGER (not the manager on duty, if they arent their; find out when they are and GO BACK!)! Make sure when you go in, you GIVE THEM SOMETHING (Usually a brochure with basic information about your company is good, and a business card, or a FEW).
Step 3a: (While talking to the manager)
Q: What kind of service are they looking for? (Full Maintenance, just basic cut, edge, weed and blow?)
Q: Ask how much they are paying now, and what kind of savings they are looking for? (It is your right as a vendor to know, or ask to see a past bid)
Q: When do they accept bids? How often do they take bids? (Most commercials ask for new bids at the start of the season and in the north they take separate bids for snow plowing, BE ON TOP OF IT!)

Step 4: (Making a bid, planning and executing)
Information to INCLUDE WITH YOUR BID!
1: Local Business Registration
2: All INSURANCE PAPERS
3: Paper work to show you do/dont have workers comp
The BID/Purposal
4: itemized list of services you will provide with an hours break down of how long it will take (ie: Cut - Hours?)
5: Thank you letter - mention ONE thing you noticed on the property that you can do better...


I have WON and LOST MANY bids... MANY MANY MANY!

I prefer to WIN... I have one apartment complexes now. I plan to get one more tomorrow. LOL, i hope atleast. (I have an 11 acre horse farm, and a 6acre horse farm, that fall into the same category)

Thank you for the input i now have a nice little bid package put together i googled bid package presentation and i found a lot of ideas so i made one that best fits my biz and all that you listed in Step 4 . I think the package will help out a lot since i have this package out together i think i will take it to places i have all ready bid on with just a piece of paper once agin thanks for the advice
