Question Multiple Location Commercial Accounts **

I figured i would bring this up since it is my main focus lately.

I am concentrating on something that is happening on a day to day basis, and banks/Realtor's have a full handle on but, dont know how to take care of it.

Forclosures and "Move Outs" are a daily occurrence lately. I am working on gaining Larger number of lawns to cut by talking to the banks and reality companies in my area. They have homes by the dozens in some areas that NEED to be kept up by Florida standards for code enforcement laws and regulations.

"All forclosures must be kept to the standards as if someone were living there"

This includes interior and exterior.

I do three lawns in one area and there are 13 homes with over grown lawns in the area, all which have "For sale" signs in the yard.

My only issue is... how do i bid on something like this? Do i make it for a 6 month contract that must be upheld by the new home owner if they move in in that 6 months? Do i make the bank pay me in full before i start the lawns? Do i make myself do an "on-call" situation? Do i give them a discount for an X amount of yards i am cutting?

I know i can make some major $$ off of a situation like this...

I am doing the same thing in my area. I have a set rate of $35.00 for small lawns and $50.00 for Medium, larger lawns are done per lawn bases. The contract is set up on a 6 month bases. They have to pay a deposit equal to one month service. The deposit is applied to the last month of the contract. If they give me 15 days notice of cancelation then the deposit is refunded. If they get the new home owner to continue the contract then the deposit is refunded.

I don't know if this is a good way to go as I'm just starting out on it but it is working for me so far.

Have you considered calling the realtor who's name is on the for sale sign?

I don't know if the new owner could be held to something like that.

As far as payment goes, anytime you can get paid in advance is a good thing.
