I would think it would depend on the relationship you have with the commercial property owner/manager.
Some may want to just stick with who they know and are comfortable working with while others will put out their jobs to bid every year to see what kind of prices they can get to do the job. They will have no loyalty.
With all of this said, I would think no matter which type they are, it's always in your best interest to get to know these people and talk with them. The closer you can get with them, the better your chances are of continuing your business relationship with them over time.
