Hi everyone,

This comment was on another thread (I forget who posted it, but thanks) and I thought it deserved a thread of its own.

Anyone care to comment on how to get the attention of those property managers who would be interested in finding people to do the work?

I think that was a SECTLANDSCAPING quote from Commercial contract bidding discussion here.

I would think to get to that point, you would need to make a name for yourself with good quality work. It never hurts to let them know you exist either.

What are you looking to be doing with your business in this new year?

Most "Property managers" look for the lowest cost around here and hope they can do the work once they are hired.

I would think my estimates are too low if I got hired on every bid I turned in to property managers. It's a check and balance game that always changes. lol

i currently do all commercial properties and all my work comes through management companies that are hired by the property owner.

they don't hire the lowest price and they don't hire the highest and they general go for someone in the middle.

most of these management firms get paid a percentage of the bid and even though they would love to hire the highest bidder it would come across as they are not looking out for the clients best interest.
they will also not hire the lowest priced bid because they not only would make less money more often then not the lowest bidder would fail to deliver the goods.

apartment complexes are the absolute cheapest bastards out there, especially the slumlords and they usually have the jack of all trades master of none super gather the bids.

i have made a good living off of the commercial work but i am thinking on mixing it up in the future with a mix of how i did things the first 15 years and what i have done the last 8 years.

the dynamic is changing and corporations are in serious cut back mode these days.
so now i am gonna start pushing services in the high end homes again like i used to do and by high end i am referring to multi million dollar homes.

Do you feel a lawn care business owner has a better chance at making a profit with a commercial bid if they are bidding it through a property management company, for commercial work, versus submitting a bid to another company that doesn't use a property management company? Or does that have no effect on it?
