Default 1st bid and its commercial

Got a call yesterday to price a commecial property. I went out and measured and came up with 55,000 sq ft.. I came up with a bid of $100 to mow it. It's basiclly flat minamal obsticales with one area with a little hill. Heres a bing map http://www.bing.com/maps/?v=2&cp=qyk...ct&FORM=LMLTCC what are your thoughts. I'm figureing around 1.5 hrs to cut it

What services did they want performed? Just mowing or was there more to it?

It's just for mow,trim and blow. There are some flower beds around the office area that are in need of mulching that I'm going to propose doing, around 4 yards worth. I will offer a 5% discount for a signed agreement and a additional 5% discount on the mulched beds if they agree to that price which I'm quoting at $325 or $308.75.

Is the $325 per mow? How many mows a month?

325 per mow sound good to me. It look's like it will be an easy mow. I have a few big lots like this one, And I put them at the end of the day or at the end of the week. Because I find mowing them relaxing it's a good ending to the day or week.

So will the $325 be for the mowing or re-mulching the flower beds?

$325 will be for mulch install one time deal and the mow will be $100 3-4 cuts per month or $300-$400 per month to mow.

What is your view on what should be charged and can you explain a little why you feel he should charge that fee?

Yes steve, I "think" he is trying to base his price for a commercial property on what he would charge for a residential property. Looking at it, 325 a time might be a little high but you can always negotiate.
Most of the commercial property's that I have are large and require more than just mowing. They started out as mowing clients. I have learned that once you start mowing and doing a good job they always need something extra. For example last year one of my largest clients asked if I would cut down a small tree that had died on the property. It was no big deal stuff like that comes up with commercial clients all the time, and they just wan't you to handle it, hence the commercial price.
