Default How to get foreclosed home property maintenance

Please help I am trying to find out how to get foreclosed holmes for mowing but im running into a dead end.whats the best way to do this thanks.

Local newspaper as the mortgage company has to serve public notice, from there contact the lender, bank, mortgage company.

Or simply call your local banks and introduce your service, I suggest ask for the name of the mortgage manager, then send a personal letter rather than talk on the phone which would probably turn them off, being a former banker one thing I did not answer was sales calls, in writing yes.

It seems when we talked about this last. One of the forum members was driving around town writing down number of realtors and called them about this. Others lawn care business owners were contacted about this through their craigslist ad.

Maybe try both?

Oh. I am still not sure on how all that works. I think you are right though. After a certain amount of infractions you get your account suspended.

I'll consider myself put on notice! Back to the topic though, these foreclosures have got to be a gold mine if you can get in. Are the realtors responsible for the care or the banks? Here in FL there are floreclosures on every block, I'm just trying to figure out my "in". I'm talking to a RE broker tomorrow to try to get some info. I'll let you know what she says. I know some of you do these. How did you get the accounts? Do you just get calls with an address to mow? I know they're not really long term accounts but there are so many here that if I could get on that list of people to call, it would keep me real busy.

I do the lawns for 4 RE and 1 bank. First, they will not even talk to you if you don't have liability insurance. 2nd, they are looking for more than lawn service. Many of the foreclosed properties have been left in shambles. I steamclean carpets, paint and generally clean them. It's good work for rain days. Also, here is South Carolina they pay well for winterizing. I get $50 per dwelling to keep the pipes, hot water heaters and toilets from freezing. Easy work. Sprinkler systems need winterizing also; a little more involved but profitable. I get $75-$100 for that.

I wouldn't be here now on the computer, but I have a UPS delivery comming sometime between 1 and 3 and I need the supplies. If I miss them, I have to drive about 40 miles to get them at the UPS warehouse.

I have found three companies that do reo's. They get the housed for the lenders/banks and then they have a list that you are put on and when they get housed in your area they will start calling. You have to have at least 1 mil in liability ins. to be excepted. The website is cyprexx.com there are others too but cannot think of the names of them right now. The company that is helping me get started works with this company and they make decent money with them around 25k - 30k a month just on reo's they pay once a month. swstout is correct they want companies that offer more than just lawn care. They can be a pain in the butt. You have to take pics of the house before you mow, pictures of your crew mowing, weed eating and edging then you have to take another set of pictures after you are done.

almost sounds like it is more trouble than what it's worth. Do they still expect you to do all the mowing for the same rate when you have to send them pictures of your guys working??
