2008 BID

Here is a apartment complex here in my town, that I live at. There bid is open for the 2008 season. I am pretty sure I can win the bid if the price is reasonable also cause we know the property manger real good. I think the job could take at the most 3 hours, little less, little more. She wants mowing, edging, weed eating, and blowing around the whole structure. Also holly bushes trimmed 2 times a year, there is 100 yards of holly bushes total all together, about waist. Rodman(pnplawncare) suggested $420 a month =$105 per cut

Rodman thank you for posting it. What was your view of how long it would take to do this? How many units are there?

there are 2 story apartments that are built side by side touching one another(15 in a group) and then a 10ft space of grass in between the group, there are 5 (15 groups of 2 storys).

On the part on the far right(2 story) of the pic by the pool they have a small front yard, maybe 4 ft(small enough for a push mower to cover with one run) and then the parking lot. The apartments on the far left(one story)then a 10ft space of grass in between the group. and in the middle(2 story)then a 10ft space of grass in between the group and have no front yard, just parking lot.

Could you tell us a little how you got to this figure?

What about spring and fall cleanups? Fert/weed/insect control? Do they want you to not do a clean up and mulch the leaves? What is the square footage of the lawn area?

Condo corps can be tricky. Here are a few points to pay attention to.

- They usually call you to come on site for inspections. Are you getting paid for this time that you spend with them? You should calculate one (1) hour per month for consult fees (or less depends on the site size and how long it takes to walk through). I know some may roll their eyes at this one, but in my experience, going to the site 1-3 times per month eats up valuable time where you could be making a buck. You can also use this to your advantage. Condo corps and property managers love contractors that want to be involved with the property, rather then mow and go. Professional approach in my eyes.

- Trimming really eats up time when it comes to condos. How many decks do you have to trim around. How many sidewalk, drives, curbs do you have to edge?

- Rain not only slows us down, but it leaves a mess when we are half way through a lawn. What would the cleanup be like if it were to rain?

Don't quote the job on bare bones. If you can run as fast as you can and finish the job in 3 hours, I would tack on an extra 30 mins per cut to compensate for all of the extras. It is eaiser to tack on upfront then letting them know later that they are eating up your time.
