I have a 55+ mobile home park I have to write up a proposal for. *It has 165 units. *each unit is on a .10 acre of property. *It has a clubhouse, small pond and pool area. *I just need help coming up with an estimate. *I am in New Port Richey, FL which is in Pasco county. *I know the going rate may be around $10.00 per unit. *I thought in order for me to get it I would go $7.00 a unit which comes out to be roughly around $1150 a cut. *Can anyone help me out and tell me if this is too much or too little. *So if they went weekly that would roughly be $4600 a month, bi weekly $2300 a month. *Does this seem about right. *It would includes mowing, edging, trimming, blowing and tree/bush trimming of common grounds only but mowing, edging, trimming and blowing of all mobile home units.

Also what is the best way to write a proposal for a mobile home park. *I have a proposal I use but it's really generic and I'm not sure exactly what to add when it comes to the mobile home park.

I have been in my own business (licensed) since 2004 but doing this type of work for over 10 years. *I have 4 employee's sometimes 3 that work with me including myself. *The way I figured it out, it would take me two 8-10 hour days to finish the entire park per week with the crew I have. * It may take less. *My crew is pretty fast and good at what they do. *I do the work myself as well. I currently do chic-fil-a's, comfort inn, and other doctors offices. this would be one of my biggest accounts. I really want to get the account so I want to bid the account to an amount that I would be able to get it.

I don't want to bid too low but low enough that it bets their current company they may use.

First off with 165 units @ $7.00 per unit is great price. I think as bonus I would include the clubhouse, small pond and pool area. And not charge them for that. That surely land you the contract. You say there small so it should not affect you too much. I have couple questions for you. Do they want a weekly or bi weekly during the growing season? Have you went and drove around this community and look around? Do the yards have sprinkler heads? If so are they pop ups? Are they above ground? What type of mower/mowers are you going to be using? One more thing what te of grass do they have.

To answer your questions:

Do they want a weekly or bi weekly during the growing season? I am not sure right now so what I am going to do is break it down for them. Give them an estimate for bi-weekly services and for weekly service. What I normally do is during the dormant season I mow bi-weekly for my weekly customers. I charge the same but what I do is do a little extra work for them. My dormant season is Nov,Dec, Jan,and Feb. I normally will cut their palm trees or trim bushes at no extra charge. Normally during the season I would charge extra for that if it is not included in their services.

Have you went and drove around this community and look around? Yes I drove through the community. It's a pretty nice community and it seems like they really care about their appearance.

Is that Zero Turn or Just regular mower? If its regular riding mower I have want you to know I have nothing against them. But I would suggest that you get your self Good Walk Behind mower to mow them.

Yes it a zero turn. It's a top of the line gravely mower with a hydrolic lift on it. I also have a walk behind mower that I prefer not to use. It would take way too long to mow. I was actually going to sell my walk behind. I have had it for over 2 years and only used it about a dozen times. I prefer to use my riding mower. I have had my business for over 3 years. I bought top of the line equipment. I have the equipment to do this type of property. I just normally did residential and smaller commerical. I want to move into larger commerical properties.
