I have been listening to the podcasts and heard one where lawn care pros are working with real estate companies or agents. I have tried to work with realtors and none of the real estate agents pay anything for any kind of work for any listings they have, they send your info to the bank/client that owns the property.

The real estate agent i work with haz given my info to several banks and i have gotten jobs from different banks, not the agents.

Lawn care business tips
Would these be to spruce up a property before an open house or to clean up the lawn to sell it?

For some jobs, this would be something the realtor or homeowner would want you to do.

For other jobs where homes have been repo'ed, that is where the bank would most likely pay.

So it could depend on how you are marketing this. Market one way and you will get the realtors. Market the other and the realtors would potentially send you some bank referrals.

I have gone in and talked to several different realtor companies and none of them do work on a property, it is the responsibility of the owner to do to prep for any kind of showing to sell the house. I have one realtor that I have gotten a couple one time calls. got one call for landscaping but the ladies accountant told her not to spend the money, and the house is still for sale 10 months later.

I have heard about other parts of the country that real estate agents do pay for prep for a showing but not around where I live.
my aunt was an agent for 3 local companies and she told me some have a "concierge" list some of which you have to pay to be on.


I am looking into a couple model homes in some newer subdivisions.
I currently mow for a gentleman that travels overseas during the winter and his home was one of the model homes for the subdivision, he has one current model home next to him I am working on getting but am up against a LARGE local landscaping company.

Its not even just the for sale ones. I had a agent that rented the houses call for about 6 different quotes. I have never been hired. I drive by and no one has did it. Then she tried to sell me the house once.

It would be a smart idea to have the tenants pay more rent to pay for the work but they dont see it that way. They rather just neglect the property and let the next sucker move in. I watch these houses sit empty forever.

What you have to understand. Realtors work off commission.

Thet don't get reimbursed for having you mow a home for sale or cleaning up the lawn. Yes they may sell it faster but that's not an issue for them. I would say leave them alone.

As far as working for the bank. Don't do it. It takes way to long to get paid. I had a contract with a company out of California that finds sub contractors to now REO properties. I had to have an attorney send them a letter to get my money. And plus they want 10 pictures of each property submitted by certain day and time. Sometimes they throw something at you last minute. Just not worth it

One time shots of any kind are not my cup of tea. I do have several accounts that have a property management company. Not a bad gig but many times there are miscommunications about who is responsible for what.

Realtors tend to be people that are really plugged into the community. With that being said, do you feel it is ever worthwhile to reach out to them and let them know you are in business on the chance they need some lawn care services or know someone who does, or is it just better to not reach out to them?

i have had 2 properties from a real estate agent and also mowed her business property. the 2 properties i have got from this agent and both were owned by a bank, the banks were responsible for my payments. I would email an invoice to the bank and payment would be mailed out or in one case i had an account with the bank and they would just direct deposit it in my account.

I would love to get more work from realtors but 99% of them have lists you have to be on, some of those list you have to pay to be on.

I am working on getting more realtors on my portfolio but its little harder than planned, Im finding out look towards the banks to maintain some properties in foreclosures. it may be limited term but it works for me for now.

Thanks for this. I had a company today call asking me to register as a preferred "vendor/sub-contractor" for their company - sounds just like what you described here. Their company had been awarded HUD properties in Mississippi, and were looking for vendors/sub-contractor in my county, etc. Basically jobs for Bank owned properties, foreclosures, etc... After doing a bit of research, and especially after this comment, I'm going to leave it alone.

There are quite a few companies like that. They get these bids, then in turn sub them out for CHEAP. I talked to one once to get an explanation on how it works. Here is what I understood....

For lawns quoted at $35-$40 a cut by me, they were paying $20 the first cut and $15 for each additional. You had to take plenty of pictures to show you were there, and had to send them to them. After all the paperwork and pictures, you would get paid. If you show up and the lawn is overgrown, they pay you a couple bucks for gas, and you submit a bid as to how much it will cost for you to cut it. You may or may not get the job.

Theres more to it than that, but I'm sure you get the idea. They are looking to pay as little as possible.

I thought of every which way to make money doing this. I'm pretty sure a lot of us have. With my area being so big, they had over 100 foreclosed properties around me. This didn't count neighboring towns....only mine. With so much potential, the margins are just too small to work with.
