    I would say 50% of them are a pain in the butt

    Of the 50% I probably spend about 25% of my time dealing with them. Either call backs, late payments, waiting until the last minute to sign an annual contract, moving unnecessary things on their properties (pinic tables, chairs, etc), and budget concerns.

    The only reason that I keep them is either because of the location of the property, long relationship I have had with them or friend of the family, and they have an overall great looking property which is a perfect show piece.
