i just started my small landscape bussines last season
and im wondering , how much should a comercial property be charged for maintanance?, is it diferent from a recidential property?

The way you develop your pricing should be similar. Plenty of lawn care businesses that make the jump from residential to commercial, tend to underbid the jobs at first.
